We offer Housekeeping Maintenance contracts and Revenue Sharing contracts.
No, we cannot be held accountable for minimum revenue or ROI due to fluctuating market conditions. However, residents can terminate the revenue sharing agreement if they are unhappy with the returns.
We publish monthly audited Occupancy Reports for residents to review, ensuring transparency with regards to the usage and occupancy of their residence.
All residences are religion agnostic, meaning they do not have prayer rooms. However, if a client insists on having a prayer room, the residence can only be taken on a maintenance contract, not a revenue sharing program.
The revenue is split 60% to Rosetta and 40% to the resident owner. Specific details are yet to be finalized.
The resident is absolved of operating expenses like housekeeping, laundry and utilities, linen, consumables, etc. However certain statutory & Capex expenses will fall on the resident such as property taxes, income tax, GST, refurbishment of run down Capex items in the villa as and when needed such as furniture, doors, white goods, painting, etc. Rosetta can take up responsibility for such upkeep and deduct the amount accordingly from the residents share of the revenue.
The minimum plot size required is 2400 Sq.ft. Options of 2BR, 3BR, and 4BR residences are available based on these dimensions.
We have full discretion over the rental rates. We are not constructing any 2BR/3BR/4BR residences to avoid conflict of interest. However, the priority is to fill up our own rooms first and then sell managed residences based on demand.
The plot owners must choose from our choice of prototypes. However, in Ferns Forest View, plot owners have the option to choose their own designers and consultants.
If a plot owner has bought a plot of 5000 Sqft or larger then he/she can go for a customized villa design outside of our prototypes but again it has to be only with our empanelled architects as the external facade will still need to follow certain design guidelines that our Consultants will be familiar with.
No changes can be made to the external facades in Sakleshpur. However, there is flexibility for changes in FFV.
Residents can make internal design changes as long as they align with our design language and specifications. Failure to comply will result in the residence being offered a maintenance contract instead.
Failure to comply with our basic refurbishment standards after the villa has been run down will result in the villa being excommunicated from the Rosetta Branded Residence Revenue share program.
